The competitor rate tracker helps a hotel structure a view of publicly visible rates for a compset. It is a research aid for a pricing conversation.
It is not a licence to match the lowest BAR you can see. Public rates omit packages, fences, and the contract you actually have with an OTA.
How to use the output
Bring the ladder into the revenue meeting with your own pace and your own floors. If the tool and the desk disagree, the desk’s book is the system of record.
